Seasonal maintenance

The Sussex roof maintenance guide

Coastal exposure, autumn leaf fall and winter rain can reveal hidden weaknesses. Here is a sensible ground-level care plan.

A practical seasonal plan

Autumn

Observe gutter performance in rainfall and note leaf debris, missing materials and signs of water tracking.

Winter

After strong wind or prolonged rain, inspect from ground level for new changes and internal water stains.

Spring

Record winter damage, check visible roofline details and consider planned repairs where assessment identifies defects.

Summer

Use generally more settled periods to plan scoped maintenance and compare systems if renewal is warranted.

Why Sussex homes deserve particular attention

Locations close to the coast may experience salt exposure and wind-driven rain, while inland villages can see heavy leaf fall and different exposure patterns. Roof pitch, shelter, aspect and detailing matter as much as the postcode. Coastal homes should not all be treated as having identical conditions.

What to look at from the ground

  • Changes to the roofline, missing tiles or slipped slates after high winds.
  • Overflowing or displaced gutters during rainfall.
  • Loose ridge or chimney materials, viewed from a safe distance.
  • Debris on the ground and signs of new ceiling stains.
  • Flat-roof outlets that appear obstructed, without stepping onto the roof.

When to consider a professional inspection

After significant weather events, when new water staining appears, or when repeated repairs are needed. Ask for the recommended level of investigation and evidence of the relevant defect rather than automatically commissioning an entire re-roof.

These are observation and record-keeping suggestions only. Cleaning gutters, walking on roof coverings and inspecting high-level roof features require suitable access equipment and competent assessment.
