Repair versus replacement: the decision framework
When a targeted repair may make sense
- Damage is isolated and the surrounding materials remain serviceable.
- The defect can be reliably traced and rectified.
- The covering and supporting elements still have adequate life and condition.
- A small intervention will not create disproportionate disruption elsewhere.
When replacement deserves closer study
- Repeated leaks are occurring across separate areas.
- Widespread material deterioration or poor earlier installation is evident.
- Important layers beneath the covering have extensive defects.
- Repair costs and repeat access are approaching the cost of a designed renewal.
Six questions before you approve a quotation
- What specifically failed, and what evidence supports that diagnosis?
- What is the minimum technically sound repair option?
- What is the likely consequence if the broader roof is left unchanged?
- Are scaffolding, waste removal, insulation and ventilation included where relevant?
- What materials, installation method and written workmanship terms are proposed?
- Are permissions, building control requirements or special property constraints relevant?
Do not make the decision on age alone
Roof age is a clue, not a diagnosis. Exposure, detailing, maintenance, previous repairs, materials and ventilation can change the useful life substantially. Replacement should be justified by condition and long-term value, not a broad age estimate.
